Im a real estate investor and I'm trying to refi some of my properties into 1 blanket loan of about $800K...ive been so busy finding properties renovating and renting them out over the last year, I kinda slipped a little on my credit watching...now I got to get to work....

I have 3 hard money loans with high interest rates and I need to refi out of those loans...my score is around 600 now, need it over 680 as quick as possible...a credit analyzer said by paying (with Discover card) down about $18K in credit cards my score may increase about 40 pts....

Im doing my homework, reading these boards as much as I can...things I'm thinking of:.

1)paying down my credit cards to under 25%.

2)being added to a few credit cards as an auth user.

3)bumping..

The simulators may or may not be right. paying (with Discover card) down cards will help, but those HELOCs are terrible for your score. Would your bank maybe change it to an installment account?..

Can you get the credit cards.

UNDER 10%.

George, I may be able to get the ccards under 10%...the cards are both $10K limits and are now down to under $2500 each.....

I assume the credit cards would be higher than home equity loans.

What are you needing a higher score for at this point in time???.
