Quick question... What's the best interest rate for Lending Tree mortgage in san antonio, texas? Thanks for any answer. My 2nd question... I know this has probably been asked a million times but I have been going through the board and cannot find my answer anywhere. I was wanting to know for every deleted collection account how much does your FICO score improve and if you have addresses removed does that as well help your FICO score? Sorry ahead of time if this is a repeated question, but sometimes the board is overwhelming when you are a newbie.. |

It is very hard to say what the impact is on your Lending Tree credit score of having one negative account removed is. It is general knowledge that getting the last negative off of your credit report is worth a lot like 40 to 80 points. Every removal of negative information is worth fighting for unless you just want to wait 7 years and have it clear up by it's self..
As far as having to many addresses I am not sure but I would just call and have duplicate entries removed. This may take several separate calls... |

Thank you for your response! I actually had four items on my cr deleted and four on my husbands they were not paid off, some medical and 1 assoc/citi visa card. we are trying to buy a home and right now fico's are mid 500's!..

Congratulations on making progress. With a score below 620 your best bet is to have no negatives or late pays in the prior 24 months and go for a FHA government loan. They will ignore the FICO score. Otherwise shoot for a middle score for the major wage earner of 661 to 681 to get a great interest rate. Another option is to look at getting an in-portfolio Lending Tree loan from a local bank of some kind like an S & L or a credit union. An In-portfolio Lending Tree loan is not sold to another debt holder and because of that the lender gets to make up their own rules as to who they will Lending Tree loan money to..
Another option is to talk to a Lending Tree mortgage broker. They may be able to utilize a rapid re-scoring service, for an additional cost of course, that may bump your score up a bit.. I don't want to sound cruel but with a score of 550 to 580 you are in the dog house. If you need to live in a house just rent one for now. If you are short on positive accounts you may benefit from getting a secure credit card. If you can join a local credit union you will get better terms. If not they are available on the Internet.. In general you want to have three revolving credit account of some type in good standing and keep your utilization of available credit (total credit line / debt on revolving cards) below 15%.. Tip: Asking for credit increases, best done when you have just paid the card down to zero, NEVER HURT YOUR CREDIT SCORE. When an existing creditor creates an inquiry your score is not hurt. It's only when you apply for new credit.. It's great that you want a house but you may need to wait a little while on owning one. On the bright side interest rates will probably stay at the current ridiculously low level for 6 to 9 months.. Good luck... |

Thank you Erik, the only positive I have on my account is CAp1, foleys, a paid vehicle, my negative is mostly medical which I am disputing because they are medical debts from my children which my exhusband is 100% responsible(according to divorce decree) for my children's medical will that help when purchasing a home? Medical accounts I believe there are 6 of them on my credit. Thanks again you have really helped!.

Unfortunately a divorce court ruling has no legal bearing on debts that were incurred during marriage. The approach to your problem that I would suggest is to write dispute letters to the individual medical organizations. If you get no response, after you have made a good faith effort to resolve the issue file a complaint against each organization with the better business bureau..

The medical bills were incurred after the divorce but in the decree it states that if my exhusband does not carry ins. on the children he would be 100% responsible for any and all medical debts, we have been divorced since 1996 and has not had ins for my children since our marriage, will they still not recognized the decree, and if not if I dispute the debts and enclose his information do you think I have more of a chance then? One more thing do you know how much these debts are effecting my scores and if I am successful in removing them how much it will increase?..

Divorce decrees mean NOTHING.... I had to file BK because my ex defaulted on everything he was ordered to pay in the decree. Any creditor will tell you - IT DOESN'T MATTER......
Even today - I have paid part of my ex's new family's deductible because the decree means nothing... if you take the kids and you sign the paper filling out their info, signing as responsible party- and all dr's make you sign this when you're filling out paperwork - you are responsible for payment. period.. I called about the deductible thing. They said "You're not the first to call about this, you're not the first to be in this situation, and you won't be the last - there's nothing we can do about it. It's up to you to take him to court for the $" Nice huh? Not only am I paying my own family's deductible and all uninsured expenses but because his insurance kicks back costs till the deductible is paid, it gets rolled into the kids' bills - which make them MY bills..... so now he and his wife and his kid can go to the dr. partially on me..... Divorce decrees only mean something when you eventually take them back to court to get reimbursed for everything.... keep receipts, keep accurate records, keep a calendar (and use different pens and pencils).... get organized!! it's the only chance you have in the long run..... |

If you are talking about debt that were incurred after the divorce was completed, you need to go back to the court..
I an not to knowable about the credit aspects of divorce except to say that people have been led to believe that a divorce court can assign debts to a particular party. This is BS.
