I spent most of yesterday obsessively reading these forums and I'd like to offer my hearty thanks to the forum /img/avatar7.jpgs, the mods and each and every one of you for the wealth of info contained herein. I've been through the newbie section and most of Mr. Padawer's primers - so here's my 1st question....

My husband and I are trying for a mortgage. Our score is around 727 (converted from VantageScore of 846) and we're trying to get above 740. The report is showing 3 "Paid, closed" with some 30-day lates with dates ranging from 2004 to 2007. These look like candidates for a GW letter, right?.

Ok, so how do I know who to send it to? Do I call customer service and ask? Do I need a specific name or just a department? Do I need to troll LinkedIn for names?.

Where do I start, please?.

I would like to know the answer too. Anyone here know what is the answer to that question. I'll do some Googling and get back to you if I bump into an answer. You should email the people at Discover Card as they probably could help you..

As an aside, converting between "fako" scores (like vantage, creditexpert, plus, etc) to fico is not possible. They use entirely different formulas. I'm not a fan of buying Fico scores but this pointrunning up to a mortgageis one of the times it really makes sense to know where you are. There is a myfico discount thread in the stickies, find the best coupon code in there and go buy your EQ score at least, and if you can spare the money, your TU score as well..

The only place to get a Fico is from MyFico or if your lender will tell you after they run your credit...

Thanks, everyone!!.

While I was waiting for my thread to post, I went over to myfico and ordered ScoreWatch. Y'all just saved me some bucks as I used a code for 30% off..

And myfico said Equifax was at... *drumroll*.

765!!!!.

I could almost cry. We lost jobs in the tech bubble, then almost lost a house in '07 early in the RE bubble (we managed to sell, broke even, no foreclosure, just lates - and we were LUCKY!). Oy!!.

Ok - so - do I even need to mess with GW letters? Do I need to get our other scores - TU?.

*happy dance*.

EDIT: - Oh yeah - and on FAKOs... yeah, I get that now..

FYI, tho - I'm pretty sure I found the conversion formula here - Vantage *.86 = FICO. 'Cept obviously it doesn't work b/c the formula said we'd have a 727..

Honestly, I would still give GW a shot. After all, you've read a lot, and when an underwriter reviews your report they are going to take into account everything on it. At 765, I think you're well past having to worry about approval. Now, it's about the very best rate..

Ok, telling me to go get TU if I could afford it was a great suggestion. Here's what I learned....

TU is at 736. Here are the differences:.

1) It's dinging us for a 2k balance on a 12k limit (paid to zero but not showing yet). EQ shows the current balance..

2) It only shows 2 accounts that were ever late vs. 3 on EQ, so that tells me which GW letters would have the most impact..

You have to be careful, *IF* by some chance you find someone that will do a GW, they may possibly delete your entire account instead of just the lates from the reports which can have a net negative impact on your scores..

Once you mail the goodwill letter, you are at the mercy of whoever tries to "help." It's not like they are going to mail you back a settlement agreement...
