First question I have is How much more are taxes on top of a Lending Tree mortgage? Looking forward for any response. Second question of mine... [Note: I am posting this under a different name because management curtailed access to my (pbm) account somewhat unexpectedly on November 15, which also explains the conspicuous absence of your humble behind-the-scenes moderator in recent weeks. ;-) I am not sure whether management objects to my posting so if you read this please make a mental note and let others know I bid farewell in the event this post is pulled. -pbm].

Dear Members & Esteemed Regulars,.

It's been a long journey and a remarkable transformation. This board, like any other board, started innocuously enough as a trifling and inconsequential discussion forum. Yet with your help and patience, your endurance and our collective persistence, this board segued into a smart, multifarious marvel during my three plus year tenure. I'm especially pleased with the beneficence and the solidarity prevailing in this community today..

While I won't insult you with a nefarious "community hug" I do wish to express my gratitude to every member, past and present. A round of applause goes out to all members but the standing ovation is reserved for the regulars without whose unfettered participation and generous contributions this board would have failed a long time ago. Thank you all for your cooperation. Kudos to management for granting me the autonomy to do with the board as I saw fit..

My decision to end the relationship with Creditnet did not come easy, and I still have deep reservations due to my personal commitment to this community. But a more propitious career move (Creditnet has been a contractual side gig for over a year) along with an increasingly demanding personal life (father of two and first-time home buyer) preclude me from maintaining/developing this site and administering the board simultaneously..

In my final email to management I offered to take personal possession of this board because I feared that the new moderator (presumably operating under the "pbm" moniker now) would not be willing to expend the personal time and labor necessary to provide adequate direction during critical times or to continue growing the board in any significant way. I hope management proves me wrong on both counts..

It has been a true pleasure serving this community, spammers and trolls notwithstanding. I wish each and every one of you the best of luck. I realize it's a tough sell considering the history of impersonations on the board, and I should have considered that possibility prior to posting..

Perhaps this will help. I've only ever spoken to two members by phone: PsycDoc (twice or three times) and dogman (once.) Either one will be able to confirm. (And if you do mention it to PsycDoc, kindly remind him he never returned my last call. :-).

Of course, there is also an irony here: after having been mistaken for PsycDoc, Breeze, and numerous others I now face the formidable task of proving my own identity as PBM, lol. I don't blame anyone for sharing your dubiety though. It's a defense mechanism we've had to develop in response to the sabotage efforts over the years..

I have always believed that the "attitude" or "mission" of a community begins at the top. You were obviously dedicated to consumer solidarity, truth, and "power to the people". And because you were dedicated to these principles, your management style attracted posters of like mind..

My heart sank when I read the title of this topic. PBM, I have often (too silently) marvelled at your consistency and dedication in monitoring this board. It was very easy to see that besides it being your professional endeavor, you were on a personal mission to raise and keep this forum at the highest standards..

To that end I want you know that you have been the Standard Bearer of forum monitors all across the internet. With your guidance, help, protection, etc., this forum has indeed changed my life tenfold..

No longer am I an ignoramus; you have caused me to be lifted into the light about my personal credit..

I want you to know that I and everyone here have felt you benevolent presence and benefitted from it..

I'm very concerned at this point that the board will lack the fairness and attention of a PBM quality moderator. It's obvious to me now that whomever has stepped into those shoes is woefully inadequate by comparison. There have been many instances since 11/15/02, where the fair and benevolent hand of PBM has been badly needed but conspicuously absent. This is the first step to the boards downfall..

I hate to be a naysayer guy's, but this new "moderator" may not be up to the job. A dreadful problem that, if you think about it, has already manifested itself rather eloquently..

I feel like I've been kicked in the crotch..

Unfortunately, I agree. And, I can say that the new moderator is NOT doing his job. No alerts to him./her have been answered. I see the trolls running amok, and ruining what PBM has worked to build. It is a sad creditnet day in more ways than one. I'll stick around for awhile, but if the lack of response I have already seen is any indication of things to come, I won't stay...

Let me give you a scenario:.

Internet free speech is an assumed right. People can say what they want - it does not guarantee the information to be right or wrong..

People can post about anything they want - sometimes there are possible consequences..

IF you look at porn, it is your right..

If you post your opinion about a specific company,.

It is your right. BUT, it could also be that a company may not like the posts. They know they cannot nail.

The user describing the factual situation..

A company legal group might talk with the BOARD.

Moderator, as an option, and talk about possible bad consequences for allowing negative factual posts.

To continued to be posted..

The moderator has two choices:.

True Freedom of speech - unproven in internet law -.

Let the user continue the factual posting of events..

A safer choice would be to always avoid any litigation threat, by merely forcing the user to be quiet or be gone..

PBM continued to run my posts..

I never respected anybody more on principle than PBM..

Thank you all for your kind comments and positive feedback. I especially appreciate the remarks portraying me as a "fair" moderator since that was an angle I strove for consciously and continuously. At times it was difficult, and I made my share of enemies. But I have no regrets about what we have accomplished..

One poster asked whether there was ever a time I posted under a different username. The answer is yes, approximately three years ago. I posted a handful of messages under a name so generic I can no longer recall what it was. The purpose was to "plant" an identity I could use to engage Bobby in conversation to help draw him out. However, soon thereafter we migrated to the vBulletin software which introduced some new features and tools that made my alternate identity superfluous. Since then I have posted as PBM only..
